o man. this thing aint much.i dont know? im gona have to do alot to it. its sittin on 2 runners. they are 3 2x6's nailed together for runners. no mod sill.sittin dang near on the groung. there aint 6" under the runners to the little biddy pads its sittin on.she just paid well over 7 k for this dadburn thing, i could have saved her alot this thing aint got over 2500 bucks of material in it. why the didnt ask me i dont have a clue.thi thing isnt trash. its a storage shead.id love to have one for storage myself. this thing is gona have to have a septic system and an electric service and a dang buildin permit.i know the inspector. we get along fine. hes a good guy and knows buildin purdy good.he worked in the trade a long time.they werent countin on the septic and new service or the permit. they just had a guy put a room on the end of their old trailer house .no permit, looks like crap, and leaked real bad. its a dang nice piece of property. but thats it.o my my.....hahaha.
So what's the plan ol' buddy? Gonna bust out yer grill and invite us all down to make that a cozy lil' cottage fer Mom? We built a small bungalow for Dad's Aunt and Uncle behind their big ol' farmhouse years ago. Their son took over the old house and started his family and they all lived happily ever after on the farm. What's the point you ask? Well, we just tapped into the existing well and septic...is that gonna be an option for ya?

my only suggestions would be these - - - if possible? do your desigining and interior walls so that all of the plumbing is in one wall - - like having the kitchen sink and bathroom back up to each other - - - this should also save you floor space - - can you get by with a nice enclosed shower stall instead of a bath tub?? - - - you might even consider a smaller metal building adjoining this one for the HW heater, washer and dryer or it could be a simple sloped roof structure built onto the side and then if you had to move it you could just disconnect them and move both separately. - - or a covered front porch with one end closed in for the HW, W & D
back when I was a I had one of those buildings for my tack and hay storage

But the idea was to make it into a home right? You're the man for that job. Havin' trouble with layout? Sandy is really good at makin' floor plans and maximizin' space. I've seen her go to a local mini home sales place and get brochures for what they call "Granny Flats"...smaller square foot ones. Those things are planned very well, would that be a help? Or maybe that's not an issue for ya? As far as yer foundation situation goes, we have a whole different set of laws here so I have no idea about what yer up against.

I kinda go along with Mello's ideas ; depends on the codes in your area, [if that's a issue] but for a foundation , would cinder blocks work, like jack the building up and build a block footing under it , like maybe 2' or so,,with some cross beams through the middle,,, I would think you could rent some big house jacks to lift it with,, the expense would be the biggest setback,
We sure manage to get ourselves in a mess sometimes don't we, ? I know exactly how you feel,,, its called feeling "OBLIGATED" to help family,,,
Looks like it will make a nice little home for Mom, once you get it all figured out and done,,

i can figger it out all to easy. its just a storage building.2x4 rafters on 4' centers. 2x4 walls 2' centers.not enough insulation for the ceilin or the walls.it is a great little buildin for its purpose but not for a home. i forgot to mention the 6'8" celing height. i dont like the front door at all. the roof hasnt leaked but i dont like it either. i'll get some pics tpday and you will see why. they just thought we could put in some walls and insulate it. hahaha. any of my family should know by now to give me a call before doin things like this.mom had to pay extra for the windows and the door over the 7k price. i havent got a strait answer on the price yet. i'll get it out of em. i know she paid way too much allready.
Maybe she would be better off to try to sell it to someone to use as a storage building,, and get you to build her a small house,, she would most likely take a loss, but I would think that would be better than trying to make something outta this thing that will end up costing her more in the long run and still not have anything she likes, or work out for her,,
That ceiling height might be ok for a midget, but 6'8 is LOW,, couldn't have any chandeliers hanging down

Ooooh man! I didn't know that the framing was done like that. Dammit buddy, I hate to say it, but that thing's gonna be more trouble than it's worth. Is Rat's suggestion possible? Sell it and use the money to build her something more suitable. Looks like you got a big ol' headache handed to ya man.
that front door is 6' tall. swings out and wont open verry far before it binds on the dang trim. the first time the wind gets it it will be gone.im not happy about this but mom and my left footed sister had this buildin built and had the windows put in. they made a floor plan and it works out good for the room thats there. i can make it work but its allways gona look like a storage buildin. i guess i could put a porch on it. that mite help a little.when my dad died he had mom in purdy good shape. everything paid for. my sister talked her into borrowin money on her home to start a new beauty shop. nobody told my about any of it until the dang bank had started forclosin on moms house.i would have never let that happen. thats why they dont ask me i guess.
That's a crappy situation buddy. Frustratin', aggrevatin' and crappy. Stuff like that happens in a lot of families and it's not usually meant in a malicious way. It just turns out bad. Somethin' very similar went on in my Mom's family too.
It's funny that you mentioned the porch 'cause that's somethin' I was gonna suggest. Either full length on one side or a total wrap-around if there's the right setting. Mello's suggestion of the "utility add-on" is a good one...saves on floor space. How about if ya left yer rafters exposed, kinda like a vaulted ceiling, and threw in a skylight or two? Is that do-able and would it make the ceiling seem higher? Whatever ya do we know it'll be better than it is, I'm just throwin' some ideas out there. I'm interested to see what ya do 'cause you're not really a "do-it-yourselfer"...you're the real deal.

well ive ben over to moms. i took the dang camera but it wouldnt.work. the battery was dead. ive allready got the boxes on and the wire pulled. the bath all the inside walls are up. now im workin on the rafters.next time i go to moms tool shead i'll take some pics.im makein the frame fit the insulation i have. its cheaper to ad to the dang frame than buy insulation to fit what im workin with...................mello....im followin the rafters with the ceilin. there aint no attic space. just insulate the rafters after you make em thicker. these are 2x4's and thats not enough for the ceilin so im addin a 2x3 to the 2x4.that way i can use the insulation i have.its still not really enough but its way better than 3.5". im thinkin about makein the walls 6" thick also.

Geeze is there any way you could purloin the 2x4 rafters from the inside? run 4 inch unfaced insulaton in the original rafters and a second layer the other way between the purloins that would bring you up to 8 inches in the ceiling without giving away too much height.
My problem was bassackwards from yours. I used 2x8's and notched them over the existing plank walls so I could insulate the walls 6 inch.
i added a 2x3 to the under side of those raftrers so i can use the insulation i have here at home. this is not gona be easy but i will make it work. i could have done alot more with the money she spent on this dadburn thing.the rafters were on 4' centers too.the celin heighth is 6'8".the front door is 6' tall.i'll get some more pics. this is another thing my sister came up with for my moms money. i wish mom had told me what they were up to.seems that they only call me to fix the screw ups after the fact. dang sure would be easier on me if they would tell me what their plans are before hand.
I'm with you, I had rather start from scratch than patch or bandaid somethinig to make it work. As you said, the cost ends up being more sometimes and you end up with less.
